Building Guidelines for Stonybrook Village
- All building plans and specifications must be approved by the Developer prior to the commencement of construction.
- Two sets of the plans and specifications are to be delivered to the Developer, one set being returned to the builder after approval is granted.
- Minimum square footage requirements:
- 2,250 sq.ft. on two story residences.
- 1,800 sq.ft. on ranch style residences.
- Foundations – No exposed foundations will be permitted.
- Exterior siding – All natural materials are acceptable.
- Vinyl on sidewalls must be at least .032″ thick.
- Vinyl in soffits must be at least .032″ thick also.
- Vinyl clad windows are permitted.
- Landscaping – A landscape plan must have prior written approval from the Developer.
- Underground sprinklers required in front and side yards (must be tied into the public water supply).
- Sod or hydro-seed is expected.
- Fencing – Two (2) or three (3)-rail split rail fencing is acceptable.
- No privacy or shadowbox style fencing is permitted without the prior written consent of the developer (only on the perimeter of the development).
- The following items are strictly forbidden:
- Outbuildings, sheds, etc. – Clothes lines.
- Above ground swimming pools.
- Free standing basketball backboards visible from the street (portables are preferred.)
- Playground equipment visible from the street. (Location to ensure non-visibility from street is Developer’s biggest concern.)
- Television dishes visible from the street. (In addition, they cannot exceed 21 inches in diameter.)
- Mailboxes other than those furnished by the Developer.
- Zoning: R-1 Sylvania Township
- Set Backs: Front yard - 35′; Rear yard - 35′; Side yards - minimum 8′, sum of sides - 20′
- Annual Homeowners Dues: Due and payable by January 31 every year.
- $225.00 payable to the Forest Lakes Homeowners’ Association
- $ 48.00 payable to the Stonybrook Village Homeowners’ Association
